Many Maryland homeowners dream of having a pool in their backyard. But not all backyards are created equal. Difficult terrain, steep slopes, septic tanks and reserve areas, and building restriction lines are some of the factors that might make it seem like building a pool would be difficult, if not impossible. Some pool builders might have even told you as much. But even if your backyard isn’t exactly ideal, with a little ingenuity it is possible to make your pool dream a reality.
Property Problems
There are several features of your backyard that could potentially be an obstacle to pool construction. First of course is the nature of the terrain. Hilly terrain with big slopes can make it seem like a pool is out of the picture.
Second, your property’s building restriction line. If you live on a property that is subdivided, then it has a property plat, and if you have a plat then you have a building restriction line (BRL). This is not the same as your property line. Your property line, for example, most likely extends farther out than your building restriction line. In any case, you’re not permitted to build anything on your property that extends beyond the BRL, such as a shed or pool.
Third, your septic tank. The immediate area around the tank is off limits for construction, but so is the reserve area. The reserve area is a part of your property that is set aside in case your tank fails and a new one needs to be built.
Altogether, these factors can present an obstacle to construction that some pool builders may think is impossible to work around, or are unwilling to work around.
